Bought: LXi REIT
We recently supported a capital raise by LXI REIT, a specialist UK real estate investment trust, to finance an identified pipeline of acquisitions and forward funded developments.
LXI aims to deliver an attractive, defensive and growing dividend yield to shareholders by investing in high quality, modern buildings let to strong covenants on long term, inflation-linked leases. The current portfolio consists of over 100 properties, is well diversified by sector and tenant, and was acquired at a yield of almost 6%. The weighted unexpired lease term is 22 years and 96% of rental income is subject to either inflation-linked or fixed uplifts. The portfolio is spread across nine sectors and is let to 38 tenants including Premier Inn, Travelodge, Aldi, Lidl, GE, Johnson Matthey, Dobbies Garden Centres, Costa Coffee, Starbucks, Bupa and the Priory Group. LXI REIT is currently held in the Defensive, Cautious and Managed Income Funds only.
